Can we use your services A La Cart?
StayHaven has a variety of packages to fit whatever your need may be. We have Airbnb Listing Set-Up packages which inlcudes everything to get the listing ready to accept guests. We also have ongoing support (Co-Hosting) which handles everything after the listing has been created. While we prefer to do it all ourselves, we are more than happy to discuss with you which of those tasks you would like us to handle and which ones you/someone else would be caring for. The reason we prefer to do things ourself is because we insist on a very high standard for all properties. We have also found that this is best for the client and in the end works out to be more cost-effective as well. In situations where each service is hired out to a different company there tends to be more work for you, confusion for each of the people running the service, and often times less happy guests. An all-inclusive service is what is best for you.
What are your fees?
Depending on the packages you choose, the size of the home, and the tasks hired out to us the price varies. We will say that we remain very competitive with vacation rental management companies while maintaining a high standard of service to you and guests.
How do you handle guest screening and booking?
When a booking request comes in we always look through the review that have been left on there end to ensure they are a quality guest and to the best of our ability make sure they will take good care of your home and respect your house rules.
How is pricing for the listing determined?
We use dynamic pricing which is determined by industry standards, demands, seasons, and local events. If you work with us you will receive a comprehensive breakdown on the research we have done for your home and why we price things how we do. For those who choose to do co-hosting with us we check in weekly to see if micro-adjustments to the price are needed based on demand and season.
Do you offer insurance?
StayHaven does not have the capacity to personally offer you insurance. However, most home owner’s insurance can be upgraded, or possibly already include, to allow for hosting tenants. We also encourage you to look into obtaining umbrella insurance as well. We have heard good things about Steadily.
What is your process for handing guest issues and emergencies?
Part of StayHaven’s all-inclusive service is emergency contact. When there is an emergency at your home we are the ones that respond to the problem. Obviously, the method of resolving would depend on the problem.
How do you ensure the property is maintained and cleaned?
StayHaven insists on quality control checks after each cleaning prior to guest check-in. This is when we come to your property make sure everything is on the up and up. During this time we assess: cleaning standards, possible maintenance and repairs that may need to be done, stocking of amenities and supplies, comfort and aesthetics, safety and regulatory compliance, and smart home devices and automated systems. And we keep a detailed log of cleaning record, repairs, and maintenance.
Do you only list on Airbnb?
We prioritize Airbnb, but can also list the property on Vrbo once your Airbnb listing is solidified and smoothly running.
Can I still use my property when I want?
Depending on the contract you hold with StayHaven you may be able to use your property when you want as long as the dates are stated ahead of time AND included in the contract. We understand that it is your home, but you have also offered it as a short-term rental. We need to make sure it is ready for guests and does not affect your listing’s reputation or ours.
How do you handle taxes and regulatory compliance?
We are sure to abide by all state, county, and city laws and regulations when it comes to short-term rentals. If you have not already, you will need to obtain an operating license and keep it up to date if you have not already. The regulations are always shifting so we stay up to date and make adjustments when needed. As far as taxes go, many platforms like Airbnb and VRBO will collect and remit the tax for you but you are still required to file monthly/quarterly transient room tax to report your gross rent to the county.
What reports do you provide property owners with?
In the case that we are offering full-service co-hosting, meaning you don’t lift a finger, we offer reports on financial performance, booking and occupancy, and maintenance and housekeeping. Other common reports include things like guest reviews, guest interactions, and performance metrics, but this will still all be available and obvious to you since you will still be able to view the backend of your listing.
How do you market the property?
We use Airbnb as our primary way to market your property, but we also utilize VRBO, Instagram, and word-of-mouth.
Can you help with property set-up and furnishing?
Yes. When you decide to work with StayHaven we ensure your listing is up, running, and ready to go. We can also recommend interior decorators and staging specialists if need be.
What is your cancelation policy?
The cancellation policy will vary from listing to listing. We take in to consideration the type of guests your property is most likely to bring in, the time of year, local events, and the risk:reward ratio.
How do you handle guest ratings and reviews?
We keep up to date with all guest ratings and reviews. We take the reviews on your property very seriously and do our best to get you a 5-star review every time. If anything is ever not up to the guests standard whether that be our fault or theirs, we do everything we can to make amends and adjust for the future.
